From the very first conversation to the moment, we hand you the keys (and beyond), we guide you through every step of building your custom home.
At J Allen Homes, we’ve spent the past 20 years perfecting a process that makes the journey as seamless as it is rewarding. As a custom home builder, we believe in delivering more than just a house — we deliver peace of mind through our building process.
How We Build
The Path to Your New Home
Step 1
Land to build
Whether we build on our lot or yours, the first step is securing the perfect location. If you need a property, Dana is a licensed realtor and can find the perfect lot or piece of land to fit your needs. With extensive knowledge of the local markets and the tools to evaluate site conditions for building, she will guide you on your search for your place to build.
Step 2
Home Design
We have multiple blueprints that we have built in the past that can be built as is, or modified to fit your specific needs. We can also walk you through all modifications or a completely custom blueprint with our designer or yours. All our homes include an engineered foundation.
Step 3
Budgeting
Once the blueprint is complete, we work with you on your selections and finish out, and obtain pricing from our sub-contractors to establish your budget for construction. We provide a line item budget with transparent pricing for every cost associated with the build of your home.
Step 4
Financing
We prepare and provide all necessary documentation—blueprints, detailed budgets, and custom options—directly to your lender to streamline the appraisal and loan approval process. Once the loan is approved, the construction begins!
If you need guidance, we can also walk you through the entire loan process with one of our trusted preferred lenders.
Step 5
Construction
Every aspect of the build process is managed by Jerry and Dana, scheduling, ordering, invoicing, and onsite supervision. The build time typically takes 6 months depending on the size and scope of the project. Homeowners are welcome onsite at anytime.
Step 6
Move in and Enjoy!
The final step is the most rewarding. After a comprehensive final walk-through to ensure every detail of your custom build is exactly as you envisioned, it’s time to hand over the keys, and start enjoying a home designed, crafted, and built entirely for you.
Quality Control
Walks and Inspections
In Texas, inspections are often not required outside city limits. We don’t believe in cutting corners. We hire a private licensed inspector and schedule extensive walk-throughs with you to ensure perfection.
4 Scheduled Homeowner Walks
- Pre-construction and foundation stake out – to confirm the location of your home.
- Pre-insulation and sheetrock – to confirm all framing, electric, plumbing, and HVAC items.
- Trim and Paint – to confirm trim outs, and paint and stain color selections.
- Final Walk through – to catch any details that need addressing.
3 Private Professional Inspections
- Pre-pour foundation inspection - to verify the foundation is set up to the design of the engineered foundation.
- Framing and trade inspection – to verify framing, electric, plumbing, and HVAC components - prior to insulation and sheetrock.
- Final inspection - when construction is complete to verify the components that complete the home.
Warranty
Move In With Complete Peace of Mind
Once Construction is complete you have the peace of mind knowing that your home comes with a 1 year workmanship, 2 year mechanical, and a 10 year structural warranty through a third party home warranty company, Strucsure.
